Explaining Urban Livability with Emphasis on Urban Sustainability in Selected Neighborhoods of Rey City (District 20 of Tehran Municipality)

Abstract

The present study aimed to explain the dimensions of urban livability with an emphasis on urban sustainability in selected neighborhoods of Rey City and to investigate the effects of environmental, social, economic, physical, and institutional components on citizens’ quality of life. This applied research was conducted using a mixed qualitative–quantitative approach. In the qualitative phase, data were collected through semi-structured interviews with experts in urban planning, environmental studies, sociology, and urban management and analyzed using thematic analysis. In the quantitative phase, a standardized urban livability questionnaire was distributed among 384 residents of selected neighborhoods of Rey City, including Estakhr, Deylaman, Javanmard Ghasab, Ibn Babouyeh, and Niknam. The sample size was determined using Cochran’s formula and selected through stratified random sampling. Data were analyzed using SPSS and AMOS software through confirmatory factor analysis, structural equation modeling, t-test, and ANOVA. The validity of the instruments was confirmed by expert review, and reliability was verified using Cronbach’s alpha and composite reliability indices. The findings revealed that urban livability in Rey City is influenced by multiple interconnected dimensions and that its overall level was evaluated by residents as lower than desirable. Structural model analysis indicated that institutional livability had the strongest direct effect on urban livability (path coefficient = 0.652). This was followed by physical livability (0.409), economic livability (0.388), environmental livability (0.365), and social livability (0.341). Model fit indices demonstrated a satisfactory fit of the conceptual model (RMSEA = 0.042, CFI = 0.910). Qualitative findings further showed that factors such as air quality, social security, citizen participation, spatial justice, sustainable employment opportunities, infrastructure quality, and responsive urban governance play critical roles in enhancing urban quality of life. The results indicate that urban livability in Rey City is a multidimensional phenomenon requiring simultaneous improvement in environmental, social, economic, physical, and institutional dimensions. Among these, urban governance and participatory management were identified as the most influential factors in improving quality of life and urban sustainability. Expanding green spaces, improving urban infrastructure, strengthening spatial justice, supporting local economies, increasing citizen participation, and implementing environmental policies can significantly enhance urban livability and sustainability in District 20 of Tehran.
