بهینهسازی پیکربندی و عملکرد فضایی طبقات فوقانی مراکز تجاری با رویکرد طراحی مولد و تکنیک تاپسیس (مطالعه موردی: طبقه 2G ایرانمال)

پژوهش حاضر با هدف تولید گزینههای بازطراحی مبتنی بر قواعد نرم طراحی، ارزیابی و رتبهبندی گزینهها با استفاده از تکنیک تصمیمگیری چندمعیاره تاپسیس، و شبیهسازی عملکرد گزینه بهینه برای ارتقای شاخصهای نحو فضا و پاخور طبقه 2G ایرانمال انجام شد. این پژوهش با رویکرد کمی، الگوریتمیک و مبتنی بر شبیهسازی انجام شد. شش قاعده نرم طراحی استخراجشده از مرحله پیشین پژوهش پارامتریسازی و بر مبنای دامنههای مجاز تغییرات کالبدی، پنج گزینه فضایی متمایز تولید شد. ارزیابی گزینهها بر اساس پنج شاخص کلیدی عملکرد شامل پاخور، نرخ اشغال فضا، رضایت کاربران، تعاملات اجتماعی و ارزش اقتصادی فضاها و سه شاخص کلیدی ریسک شامل نقاط کور باقیمانده، انحراف از پاخور پیشبینیشده و انحراف از بودجه انجام گرفت. اوزان معیارها با استفاده از فرایند تحلیل سلسلهمراتبی تعیین و گزینهها از طریق تکنیک TOPSIS رتبهبندی شدند. سپس گزینه برتر با توجه به تحلیل حساسیت و بازخورد کارشناسان اصلاح و گزینه +3 ایجاد شد. تحلیلهای نحو فضا، دیداری، شبکهای و شبیهسازی جریان کاربران با استفاده از DepthmapX، Gephi/AGraph و MassMotion انجام گرفت. نتایج TOPSIS نشان داد گزینه 3 با ضریب نزدیکی 0.766، کمترین فاصله از راهحل ایدهآل مثبت (0.234) و بیشترین فاصله از راهحل ضدایدهآل (0.766) را داشت و بهعنوان گزینه برتر انتخاب شد. تحلیل حساسیت نشان داد این انتخاب در شش سناریو پایدار بود و تنها با کاهش وزن نرخ اشغال از 0.25 به 0.20، گزینه 4 جایگزین آن شد. پس از اصلاح، گزینه +3 به همپیوندی 21.60، عمق فضایی 4.35 گام، شاخص انتخاب 5,450، نفوذپذیری بصری 0.55، پنج نقطه کور و پاخور 5,750 نفر در روز دست یافت؛ نرخ اشغال به 82% و امتیاز TOPSIS به 0.790 افزایش یافت. تلفیق طراحی مولد، تحلیل نحو فضا و TOPSIS میتواند چارچوبی نظاممند، عینی و مبتنی بر شواهد برای بهینهسازی پیکربندی فضایی مراکز تجاری بزرگمقیاس فراهم کند. نتایج نشان داد بازآرایی شبکه حرکتی، تقویت پیوندهای عمودی و افقی و افزایش شفافیت بصری میتواند همزمان نقاط کور را کاهش داده، دسترسی و توزیع حرکت را بهبود بخشد و عملکرد تجاری طبقات فوقانی را ارتقا دهد.
