از تعارض اولویت‌های ذی‌نفعان تا انتخاب پایدار: تدوین چارچوب سناریومحور تصمیم‌گیری چندمعیاره برای طراحی نمای مراکز تجاری تهران

چکیده

پژوهش حاضر با هدف تدوین چارچوبی سناریومحور برای تصمیم‌گیری چندمعیاره در طراحی نمای مراکز تجاری و ارزیابی پایداری انتخاب نهایی در برابر تغییر ساختار ارزش‌های ذی‌نفعان و الگوریتم‌های ارزیابی انجام شد. این پژوهش از نظر هدف کاربردی و از نظر منطق تحلیل، کمی–تصمیم‌یار بود. داده‌های ادراکی از ۳۰۹ پاسخ‌دهنده شامل ۱۸۷ مخاطب و ۱۲۲ کاربر و داده‌های تخصصی از پنل ۱۶ نفره خبرگان معماری، بهره‌برداری و مدیریت شهری به دست آمد. پنج گروه ذی‌نفع شامل مخاطب، کاربر، معمار، بهره‌بردار و طراح شهری و ۱۰ معیار ادراکی و عملکردی بررسی شدند. وزن معیارها با روش بهترین–بدترین (BWM) تعیین و سه سناریوی انسان‌محور، بهره‌برداری‌محور و طراحی‌محور تدوین شد. پس از اعمال قیود غیرجبرانی، گزینه‌های واجد کفایت با روش‌های TOPSIS و VIKOR رتبه‌بندی شدند و پایداری انتخاب طی ۲۰۰ تکرار تحلیل حساسیت ارزیابی شد. نتایج نشان داد بیشترین ناهمگرایی میان ذی‌نفعان به معیارهای دعوت‌کنندگی با دامنه اختلاف ۰٫۱۰ و خوانایی با دامنه ۰٫۰۸ تعلق داشت، در حالی که ایمنی و پایداری با دامنه ۰٫۰۴ از بیشترین توافق نسبی برخوردار بودند. تغییر منطق سناریو، ساختار وزن‌دهی و دامنه گزینه‌های قابل قبول را به‌طور محسوسی دگرگون کرد. تحلیل‌های رتبه‌بندی و حساسیت نشان داد آلترناتیو ۴ در سناریوهای انسان‌محور و طراحی‌محور پایدارترین انتخاب بود و به‌ترتیب سهم کسب رتبه نخست ۰٫۹۷۰ و ۰٫۹۴۵ را ثبت کرد. همگرایی نتایج TOPSIS و VIKOR و ثبات جایگاه این آلترناتیو در برابر تغییر اوزان، استواری تصمیم را تأیید کرد. چارچوب سناریومحور پیشنهادی نشان داد که تصمیم‌گیری درباره نمای تجاری باید از انتخاب صرف فرم به سمت عقلانیت تصمیم، حفظ تفاوت اولویت‌های ذی‌نفعان، اعمال حدود کفایت عملکردی و سنجش تاب‌آوری گزینه‌ها در برابر تغییر مفروضات حرکت کند. این رویکرد می‌تواند مبنایی شفاف‌تر و دفاع‌پذیرتر برای انتخاب گزینه‌های طراحی فراهم سازد.
